The primary goal of home staging is to maximize the sale price and minimize the time the property spends on the market (Days on Market).

Help Buyers Visualize: Only a small percentage of buyers can truly visualize an empty space or one filled with the seller’s personal belongings. Staging helps them see the size, scale, and potential function of each room, making it easier for them to imagine their own life in the home.

Traditional (Physical) Staging Process

1. Consultation & Assessment notes and photos
Determine the target buyer, identify the home's best features, and note necessary repairs/cosmetic updates.
Depersonalize and Declutter Remove all personal items
Photos, collectibles, miscellaneous objects on tables and furniture and other items are removed and placed into storage.
Repair & Deep Clean Minor maintenance as well.
The seller undertakes a deep clean, declutters aggressively, depersonalizes, and often makes minor repairs, updates, or a fresh coat of neutral paint. This is mandatory.
Design Plan & Selection Determine target buyer (family? young executives?)
The stager develops a design plan, selecting furniture and decor from their own inventory or a rental company that matches the home's style and the target buyer profile.
Installation Furniture is delivered, moved in, and arranged by a staging team.
The stager meticulously places artwork, lighting, rugs, and small decorative items to perfect the look.
Photography & Listing Professional photos and sometimes video tours are taken
The listing goes live, and the home is ready for open houses and in-person showings.
De-Staging When home is under contract.
The staging company removes all the rented furniture and decor before the closing date.

Virtual Staging Process

High-Quality Photography Plus key measurements
Professional photos of the vacant room are taken. The room must be clean, well-lit, and shot from strategic angles to serve as the "digital canvas."
Digital Design & Rendering We render professional views.
MintyWorks uses specialized software to superimpose photorealistic 3D models of furniture, rugs, and decor onto the original photo.
Review & Revisions The agent or seller reviews the digitally staged images
They may request any adjustments (e.g., changing the style of the sofa, swapping out artwork).
Delivery & Listing The final, high-resolution staged images are delivered.
These images are used in the online listing, often with a clear disclaimer that the images have been virtually staged.
